Town of Tioga is the master-planned community developed along Newberry Road west of Tower Road, beginning in the early 2000s. The community covers several hundred acres with a deliberate New Urbanist design — walkable streets, neighborhood squares, a town center, and architectural standards that have produced one of the most cohesively-designed neighborhoods in our service area. The roofing landscape reflects this design discipline closely.
The Tioga aesthetic favors premium architectural shingle in earthy tones — weathered wood, charcoal grays, deep browns — with some tile on the higher-end custom homes and a strict review process that prevents the wild material and color variation you see in less-governed neighborhoods. The result is a neighborhood where the roofs read as a coordinated set rather than as individual homeowner decisions. This is a feature, not a bug, and it has held resale values strongly through every Florida real estate cycle since the development began.
Every roof project in Town of Tioga requires submission to the architectural review committee before work can begin. The submission package includes manufacturer specifications, color samples, contractor verification, and (for material changes from the original) supporting justification. The committee meets on a monthly schedule and approvals typically take 3–6 weeks.
Approved materials and colors in Tioga: a defined palette of architectural shingle colors (mostly in the earthy and gray-brown family), select tile colors and profiles for the homes originally built with tile, and a limited approved-metal-color list for the small number of homes where metal was allowed at original construction. We lift the original tiles, replace the synthetic underlayment, and re-lay the same tiles. This is significantly cheaper than full replacement and maintains the original look exactly.
