Roofing in High Springs, FL

High Springs is 25 minutes northwest of Gainesville off US-27 — a small spring-country town with century-old downtown bungalows, riverfront homes along the Santa Fe, and outlying acreage that's a mix of working farms and rural residential. Mostly shingle, with a strong streak of metal on the rural properties.

High Springs sits about 25 minutes northwest of Gainesville at the intersection of US-27 and US-441, on the southern edge of Florida's natural spring country. The town is best known for its proximity to Ginnie Springs, the Santa Fe River, and the broader spring-and-cave-diving region that draws visitors year-round. The roofing landscape reflects a quiet, settled community with strong historic preservation in the downtown core and significant rural residential development radiating outward.

Downtown High Springs has a remarkably preserved early-1900s commercial district and a surrounding neighborhood of late-Victorian and early-twentieth-century bungalows. Many of these homes have original or near-original roof framing and several generations of roof material — typically starting on tin, transitioning to shingle in the mid-century, and now coming back to metal (5V crimp specifically) for the period-appropriate aesthetic. The historic neighborhood is one of the more rewarding areas in our service area for the older-home work we enjoy.

The three roofing zones of High Springs

Historic downtown bungalows (Main Street and the blocks immediately surrounding) — wood-frame homes 80+ years old, often with original roof framing that needs evaluation before heavier materials. 5V crimp metal is the strong period-appropriate choice and most common premium upgrade. Architectural shingle works for cost-sensitive replacements and matches what's on most of these homes today.

Riverfront and spring-adjacent homes — properties near the Santa Fe River and the springs region have a different roofing profile. More exposure to high-humidity microclimate, more vegetation overhead, more debris from old-growth trees. Metal performs well here for longevity and lower maintenance. Shingle works but tends to age faster than equivalent-age roofs in drier Gainesville locations.

Outlying acreage and working farms — extending out along the routes toward Fort White, Branford, and the rural corners of northwest Alachua County. Almost entirely metal roofing — 5V crimp on residences, exposed-fastener corrugated on outbuildings. We do a lot of barn and equipment-shed work in this area along with the main house roofs.

High Springs-specific considerations

Historic district guidelines — High Springs has historic district guidelines that affect material and color choices in the downtown area. Material substitutions (asphalt shingle replacing original metal, for instance) usually require review. Like-for-like replacements typically proceed without issue.

Travel time — High Springs is 25 minutes from our Gainesville office, so emergency response is somewhat slower than for closer-in service areas. We can typically reach a High Springs property within 90–120 minutes during active storm response.

Permit jurisdiction — High Springs has its own city building department for properties within city limits, with Alachua County handling the surrounding unincorporated areas. The city's permitting is straightforward but slightly slower than the county's on average — plan a few extra days for permit pulls in the High Springs city limits.

Wind exposure — High Springs has somewhat less mature tree canopy than Gainesville's older neighborhoods, particularly in the outlying acreage areas. This means less debris damage during storms but more direct wind exposure on roofs. Hurricane-rated shingle installation specs are not optional in this area.
