Newberry is 20 minutes west of Gainesville on Newberry Road, just past Jonesville. Originally a phosphate-mining town in the late 1800s and an agricultural hub for most of the 20th century, Newberry has transformed dramatically over the last twenty years into a fast-growing residential community. The 2020 census put Newberry's population over 7,000, more than double its size in 2000, and growth has continued steadily since.

The roofing landscape in Newberry reflects this transition more sharply than anywhere else in our service area. Historic downtown Newberry has century-old wood-frame homes with original tin roofs (some preserved, some replaced with modern 5V crimp). The surrounding agricultural land has classic farmhouse-and-outbuilding properties with mixed-material roofs (often shingle on the house, metal on the barns). And the new development along Newberry Road, SW 30th Avenue, and the SR-26 corridor is filling in with 2010s-and-newer subdivisions of architectural shingle homes.

Newberry's three roofing worlds

Historic Newberry (downtown grid, blocks near City Hall and the historic schoolhouse) — late 1800s and early 1900s wood-frame homes, many on the National Register or in the historic district. Original tin roofs have been gradually replaced over the decades, most often with modern 5V crimp metal that maintains the period aesthetic. Some have shifted to architectural shingle, though metal is the more period-appropriate choice. These older homes often have framing that needs evaluation before any heavier material can be considered.

Equestrian and agricultural properties (along SR-235 north, CR-235A south, and the rural roads radiating from town) — large parcels with main house, barn, equipment sheds, and sometimes guest houses or hands' quarters. Roofing on these properties is almost universally metal — 5V crimp or exposed-fastener corrugated — chosen for durability, hurricane resistance, and the working-property aesthetic. We do a lot of multi-roof packages on these properties.

New development (Country Way, Newberry Corners, scattered subdivisions along Newberry Road and SW 30th Ave) — homes built 2010 and later, mostly architectural shingle from major builders. These roofs are still well within first-cycle warranty and we mostly see them for storm-damage repairs and the occasional issue with builder-installed ventilation.

Newberry-specific considerations

Permit jurisdiction — Newberry has its own city building department for properties within city limits, and Alachua County handles unincorporated parcels. The city's process is straightforward but slightly different from the county's. We've worked both processes many times.

Wind exposure — Newberry sits in more open terrain than Gainesville. Fewer trees, longer fetch for wind to build up across open farmland. Wind damage tends to be more severe on exposed Newberry roofs than equivalent Gainesville roofs.

Travel time for emergency response — Newberry is 20 minutes from our office in good traffic. For storm-damage emergency tarping we can usually be on a Newberry roof within 60–90 minutes during active response periods.
