When repair is right, and when replacement is

Repair is the right call when: the rest of the roof is in good condition, the damage is isolated to a specific area, the roof has at least 5+ years of useful life remaining, and the repair cost is less than 25% of the cost of a full replacement.

Replacement starts making more economic sense when: damage is widespread across multiple areas, the roof is more than 15 years old (for shingle) or more than 25–30 years old (for tile underlayment), the repair would cost more than 30–40% of a full replacement, or there's evidence of multiple previous patch repairs that are themselves starting to fail.

The gray zone is the 10–15 year old shingle roof with localized damage. That's where homeowner preference and budget play a bigger role.
