Haile Plantation is the most tile-heavy neighborhood we work in. Premium specs, HOA architectural review, expensive curb-appeal stakes — we know the standards, we know the review process, and we've roofed dozens of Haile homes since 2008.
Haile Plantation is the largest master-planned community in our service area — 1,700 acres southwest of Gainesville off SW 91st Street, with neighborhoods ranging from $400,000 patio homes to $1.5M+ estate homes along the golf course and the lake. The roofing landscape here is distinctive: heavy on concrete tile in the higher-end sections, premium architectural shingle (CertainTeed Landmark PRO and similar tier) in the mid-tier neighborhoods, and an active HOA architectural review process that affects every roof project.
The Haile aesthetic was set early — most of the original 1990s development was tile-roofed Mediterranean and Florida-coastal styling, and the subsequent build-out maintained that look with shingle alternatives only on the smaller patio-home sections. Today the mix is roughly 60% tile, 35% architectural shingle, and 5% other (a few metal roofs have been approved on specific architectural styles). The tile is overwhelmingly concrete rather than clay — most Haile tile installations from the original development era are now hitting the 25–35 year mark and starting to need re-felting (replacing the underlayment while keeping the original tiles).
Every roof color, material, and profile change in Haile Plantation requires approval from the architectural review committee before work begins. The submission package needs to include manufacturer specifications, color samples or photos, the contractor's license and insurance verification, and (for material changes) justification for the change. The committee meets on a regular schedule — usually monthly — and approvals typically take 2–6 weeks depending on submission timing.
We've submitted dozens of packages to the Haile architectural review committee. The most common request: same-material, same-color replacement (essentially like-for-like). These almost always get approved quickly. Color changes within the approved Haile palette also get approved routinely. Material changes (shingle to metal, concrete tile to clay tile) face higher scrutiny and require strong justification. The committee almost never approves moving from tile to shingle in the tile-mandated streets, but they have approved shingle-to-metal on specific architectural styles where the metal product fits the neighborhood aesthetic.
Plan for the review timeline in your project schedule. If you have a Haile roof that's actively leaking and needs immediate replacement, the HOA generally allows emergency tarping without prior approval — but the actual replacement still needs to come through review.
Tile re-felts — the most common Haile project we do. Original 1990s-era concrete tile is reaching the underlayment failure point at 25–35 years. We lift the original tiles, replace the synthetic underlayment, repair any decking damage, and re-lay the original tiles. Cost: typically $18,000–$32,000 for an average Haile home, versus $30,000–$55,000 for a full tile replacement.
Premium architectural shingle replacements — for the non-tile streets. CertainTeed Landmark PRO is the most popular choice — it has the deepest shadow line and the most distinctive look at the premium-shingle tier. GAF Ultra HD with the matching ridge cap is another common pick. Typical cost: $14,000–$22,000 for an average Haile shingle home.
Storm damage repairs — Haile takes a fair amount of wind damage during major events because of the mature trees throughout the development. We handle the inspection, documentation, and insurance coordination, plus the HOA emergency-tarping coordination.
Haile is a 12-minute drive from our office on NW 13th Street — straight down 13th to 16th Ave, west to 34th Street, south to Williston Road, then west on SW 91st Street into the development. We're on the property of most Haile jobs within 30 minutes of leaving the office, which makes responsive scheduling much easier than for our farther-out service areas.
